Gourmet breakfast/brunch provided every morning from 8am-9am during the week and from 9am-10am during the weekend prepared by the chef (included in the nightly rate).

The additional cost per person is $42.50/night for adults and half price for children below 12 years old or younger, infants under 2 is no charge.

We can easily sleep 22 people depending on your family configurations. 3 of our 8 bedrooms aside from a queen or king size bed have a set of bunk beds each.

If required for better accommodation purposes we can make available at no charge an additional ninth bedroom, well appointed with its own private bath still in the main campus, next to a garage.

Taxes are not included in the prices listed. It is required to collect 6.00% Sales Texas State Tax and 7.00% Washington County Lodging Tax for a total of 13.00%

On special holiday weekends and Round Top Antique Show week, the minimum stay is three nights and the prices might be different.

For Memorial Weekend, Fourth of July weekend, and Labor Day Weekend the nightly rate is $2,730.00.

Events or Parties During Your Stay

When holding an event at the ranch’s facilities during your stay, there will be an additional venue and set up fee. The Venue fee includes a tent, tables and chairs. Ask for our Wedding /Event Package for more information based on the amount of guests attending the event.

Due to COVID19, we need more time to sanitize and follow all the strict cleaning procedures for our next guests.

Cancellation Policy

  1. Bookings or events cancelled within 48 hours will receive a 100% refund.
  2. Bookings or events cancelled at least 60 days before check in time will receive a refund of 25% of the total booking.
  3. Bookings or events cancelled within 30 days and more specifically within 20 days before check in (after paying in full), will get 40% of the total booking.
  4. Bookings or events cancelled within 10 days before check in, will not received any refund.
  5. If final payment is not received at 30 days, a 24 hour grace period will be extended. After 24 hours if payment is not received, booking is automatically cancelled and no refund issued.

Horseback riding at $385 for Professional Trainer per ride. Horse trainer will be available for lessons or trail ridding for up to 2 to 3 hours a day ( upon appointment ). No riding allowed without the Professional Trainer. Also available is a tennis court, ½ basketball court, pool & heated Jacuzzi. All is included in the daily rate.

Aside from breakfast, other meals can be provided if requested at additional cost. Our chef offers international cuisine with an emphasis on genuine Southern Mexican regional foods.

Formal cooked and served lunch and dinner will be an additional cost.

  2. Dinner: $44.50 /per person

20% Service Fee to be Added on all Additional Food.
No lunch and dinner are served on Sunday.

Event Insurance Required

An Event Insurance is required to protect guests and PermaVista when booking directly and having a wedding or any other event during their stay. Guests need to buy Liability Insurance from EventHelper. Please choose the type of event such as Family reunions, Wedding, etc. Guests need to add PermaVista Ranch as an Additional Insured on the Certificate of Insurance and forward it to PermaVista.
